De zestienjarige Zach verhuist samen met zijn moeder en zusje naar een oude, statige villa. Vrij snel merkt hij dat het in de villa spookt. Zach komt erachter dat het de geest is van de in 1955 overleden Susie Quincy. Samen met Susie probeert Zach de verkoop van de grond rond het oude huis te voorkomen.
