De jonge advocaat Arthur Kipps krijgt de opdracht naar een afgelegen dorpje af te reizen om het papierwerk van een onlangs gestorven cliënt te regelen. Terwijl hij alleen in het afgelegen huis aan het werk is ontdekt hij een aantal tragische geheimen. Hij voelt zich steeds minder op zijn gemak wanneer hij telkens een in zwart geklede mysterieuze vrouw blijft zien.
